Land is one of three (3) main factors of production which has a fixed supply and is deemed to be the most important especially for agricultural firms. However, in the Philippines, there is a land reform which limits the land ownership of individuals and firms. Hence, land leasing, an alternative form of acquiring land and is the focus of the study became popular to those who have capital but has little or no land. Land leasing particular to pineapple industry has been considered, as firms in this industry expands operations through massive leasing and buying of lands. Hence, the study is interested to determine significant factors affecting the decision of farmer-landownwers' participation, assess socioeconomic gains or losses, evaluate participants' satisfaction and identify specific reasons of participation and issues and problems faced by participants. A probit model has been employed to determine the significant factors affecting participation and used statistical test for comparing income and expenditure among respondents. The results of the study shows that: (1) there are 4 (four) significant factors affecting participation, (2) non-participants appear to have a significantly higher income compared to participants, (3) 97% of participants are satisfied with the lease agreement, (4) there are 10(ten) specific reasons for participation, and (5) participants have 7 (seven) issues and problems encountered for the entire leasing agreement.
